we have owned this static caravan since june last year but due to unforeseen personal issues we are having to sell.

gas was serviced last year and has to be done every year, there is a gas engineer contracted to the site and is cheap to have done, details will be provided to buyer.

the site fees are £1100 a year payable at the end of October, this year's fees are paid and are included in the sale, season runs march to October.
electric is payable at the end of October but this is normally really cheap.

really quiet caravan site, set in north wales, beautiful quiet and scenic views with plenty of animal life in the surroundings. not too far from the beaches and Aberystwyth.

the only problem with the caravan is a small cosmetic problem in the twin bedroom due to a blocked gutter 2yrs ago but has been rectified by the previous owner and is now dry again. we haven't had any problems in the year we've had it. I do have a picture if need to see.

price is O.V.N.O As reduced by £1000 already
