A 35 by 12 foot 2 bedroomed 6 birth Caravean. Sited on a quiet park at New Chapel, just above Llanidloes, Mid Wales. It is in good condition with many improvements. Site fees paid 2014.

We are only selling because we liked the area so much we have moved permanently into it.

The improvents and general description: Laminate flooring in the, very large for most vans, lounge diner. New lino in the toilet and shower room.
Extra sockets added by qualified electrician who also wired up a tumble dryer and washing machine in an external bunker adjacent to a second bunker with a freezer in it. Also a double external socket has been provided on the decking.
The decking is 2m wide and stretches all down the entrance side of the van and around the back. Access is through a gate adjacent to a twin gas bottle supply valve point. The access is on a level with the road parking space, ideal for anyone who is infirm or in a wheel chair. Another gate at the end of the side decking leads onto the rear decking where the two bunkers with the electrical appliances are to be found along with a third large general purposes bunker. There are three lights to the side of the van, again wired in by the electrician. The washing machine is fully plumbed in.
There is a freesat dish wired into a HD Freesat twin input box in the lounge and an ordinary freesat box in the main bedroom. The televisions are also to be left.
Kettle, toaster & microwave are also to be left along with a basic set of crockery and cutlery and some pans.
The gas fire in the lounge and the gas cooker are in good working order. Additional electric panel heaters are provided throughout the van. A heated towel rail has been added to the shower room.
The main bedroom has a normal full sized bed with a memory foam topper over a standard mattress for extra comfort. The Second bedroom has two single beds side by side and in the lounge there is (a never used) double sofa bed.

This is a quiet park with two fishing pools and vans are generally well apart.
Viewing is essential but by appointment only because the site owner is keen to meet any potential owners to ensure that they will fit in with the other site residents. Site fees are around a very reasonable £1120 a year with your electricity metered and payable yearly along with water & site electricity charges of circa £40.
