IN SEARCH OF SMALL YARD in Newcastle Emlyn

Wanted to rent long term:
5-6 stable yard for sole use. (5 stables if one is large enough to comfortably house a 12h & 13h pony together over night.) with a minimum of 6 acres grazing land. Extra acreage a bonus to avoid over grazing but not the essential. Good sound fencing.
Ideally with hay/straw storage, small tack/feed room. Water & electric.
A small arena would also be ideal but if not that's okay.
Doesn't need to be the ritz, don't mind taking something on that may require a lot of TLC.

For my own use with my own horses.
They do respect fencing, including electric fencing. They are well behaved horses. Ranging from 12hh to 16.3hh. Looking for our own slice of heaven.
Please, no livery yards, I have no intention of going back to livery yards, I just wish to find a small sole use yard where I can enjoy my horses again.
