Due to a change of circumstance, we are selling our 2014 Willerby Cadence Lodge at New Beach Holiday Park in Dymchurch. We've owned it from new and it's in superb used condition. The licence is for another 26 years. We're on The Meadows area of the park which is all-owners, and is away from the main entertainment area. Although it's a family park, the owners in this area tend to be older and spend lots of time here, so it's a more peaceful part of the park. New Beach has a long 11.5 month season and only shuts down for 2 weeks in February, ideal for anyone who wants to spend lots of time here.

The lodge itself is in great used condition. It's a huge 40ft x 20ft and we've also added a full wrap-around decking which gets the afternoon and evening sun. The view from the decking is superb, with far-reaching views towards Port Lympne Zoo and the Romney Marsh steam train. It's one of the few pitches on New Beach with a view, and is a great place to relax and unwind.

Being a luxury lodge means it is fully double-glazed with central heating, with well-insulated walls to keep out the worst weather. The fixtures and fittings are of the highest quality throughout, and it really is like a home-from-home. We've owned it from new and have spent lots of time here, and have made the most of the long 11.5 month season. We've spent entire winters in the lodge and found that it's warmer than our home, and cheaper to run.

The open-plan living area is a huge space, being the full 20ft width of the lodge and containing the lounge, dining area and kitchen. There is a high ceiling, lots of windows and a light colour scheme, so it feels very spacious and roomy. The lounge area has two sofas which face the wall-mounted TV and a feature fireplace, and has a sliding door which opens onto the outside decking area via a sliding door. There are two small storage units for DVD's, etc.

The dining area features a table with 6 dining chairs, and is next to two large windows which give a great view out over the Romney Marsh. The decking area wraps around two sides of the lodge, and is a great size. We paid £12,000 for the decking which is fully skirted, and has access panels and solar lights.

The main highlight of the lodge is undoubtably the huge kitchen, which is almost fully enclosed by work-tops and cupboards. You'll never be short of space to prepare meals and store your pots and pans. There's an integrated washing machine and dishwasher, and a full-size American fridge-freezer with an ice-box and water dispenser. It really is an exceptional room, and being open-plan means you can still watch TV and chat to people in the lounge area.

Our lodge is a three bedroom model, with good sized rooms and loads of storage and wardrobes. The master bedroom has a king-size Ottoman bed, a walk-in wardrobe, and its own en-suite toilet and shower room. There are two twin-rooms with wide single beds, although we use one of these rooms as storage and have never used the beds. There's also a large family washroom, with a toilet, sink and shower cubicle.

This lodge is being sold with all the fixtures and fittings, and includes site fees & rates for this season, park transfer fees, and new gas & electric safety checks. All you'll need to arrange is insurance. It would be available to move in at short-notice, and viewings are available whenever you want. New lodges on this park start at over £150k, so we think our realistic price of £84,995 is great value!

New Beach Holiday Park is located on the coastal road between Hythe and Dymchurch, and has recently invested £4m into park facilities, including a brand new show-bar and restaurant. There's also The Neptune pub/carvery which has a more relaxed setting for adults. The park is located directly opposite the sea, and there's a great sea-wall promenade which stretches for miles. It's ideal for walking and cycling, and taking in the sea air.

The seaside resort of Dymchurch is just a mile away, with a regular bus-service outside the park. Dymchurch has a lovely sandy beach, amusement park, and plenty of pubs and cafes. Hythe is the nearest town, with supermarkets, cafes and restaurants, and a really great social scene. The summer months provide various organised events, including the week-long Hythe Canal Festival, circus and funfairs, food festivals and boot-fairs. Folkestone also hosts various events, including Folkestone Air Show, vintage car rallies, outdoor music and is the main shopping centre for the area.

New Beach has loads of facilities to keep the whole family amused. Aside form the nightly entertainment and kid's clubs, there's also a heated indoor pool, climbing-wall, crafts centre and playground. The park is pet friendly, with access to the marshes for long dog-walks. The quiet lanes of Romney Marsh is ideal for bike rides and exploring the countryside.
