After owning our lodge for just a short time we are unfortunately having to sell it. We bought it to be near an elderly family member, but things have changed and we no longer need it. We've only stayed in it for two nights so it's exactly as it was sold to us, and is in excellent used condition. We bought the lodge just before Christmas and paid £120,000 for it with the decking, which was cheaper than buying a local property and could be used pretty much all year round. We're looking to get back as much as we can for it but accept that we'll lose money. Included in the price is this year's site fees, and we'll also pay the owner-transfer fee and provide new gas & electric safety certificates.

The lodge is a Delta Desire 2014 model, and the site licence is until 2044, which should be long enough for most people. It's a huge 40ft x 20ft, and comes with two decking areas, double glazing & gas central heating, and high quality fixtures and fittings throughout. It's a 2 bedroom model with a large open-plan living area, a spacious L-shaped kitchen with a large island unit, and a large family bathroom with a full-size bath. There are two large bedrooms, each with a walk-in wardrobe. The master bedroom also has its own ensuite toilet/shower-room, which is perfect if you have visitors. The lodge is a high-spec model and makes most other lodges look average.

The main living area is open-plan, and contains a lounge, a kitchen and a dining area. The ceilings are high, and there are lots of windows which allow the light in, so it doesn't feel cramped at all. The lounge has 2 comfortable sofas, a coffee table, TV cabinet and shelves, and a professionally installed log-burner which was put in by the previous owner, which heats the lounge really well and is cheaper than using gas. There are also a couple of handy wall units for your pictures, etc. The lounge has patio doors which lead out onto a front enclosed decking area, which is private and looks out into the woods. To complete the lounge there is a large dining table with four chairs, ideally positioned next to large window with a view of the lake.

The kitchen is very well-equipped and would rival any modern home. It has an L-shaped layout with a large island unit, and is spacious with lots of storage. The cooker is at waist-height and features a double oven with a 5-burner hob and extractor unit. There is a large American style fridge-freezer, a built-in microwave, integrated washing machine, integrated dishwasher, loads of plus sockets, and lots of cupboards and storage.

The two bedrooms are very generous in size. The master bedroom has a Queen size bed, a large walk-in wardrobe, and an en-suite toilet/shower room. There is plenty of room to walk around the bed, and enough floor-space to comfortably get changed. Handily, there are overhead storage cupboards which lead into a loft hatch, which is ideal for suitcases, etc. The second bedroom has twin single beds (adult size), and also has its own large walk-in wardrobe. Both bedrooms have a TV point on the wall.

The family bathroom is a very large, and contains a full size bath with and overhead shower, toilet and a sink.

The pitch itself is lovely, and it's one of the main reasons we originally bought the lodge. Our garden area is huge and completely fenced in, and faces into the woods overlooking a lake. If you like your privacy then the position is ideal. We did consider buying a brand new lodge but the pitches on offer were nowhere near as nice. There is also private parking for three cars, a concrete patio area, and paving slabs laid from the road to the decking. We're surrounded by owners with no rental caravans and holiday makers nearby.

The lodge is in superb condition and has never been rented it out. Although it's 5 years old, you'd never guess, and it will easily outlast the remaining 25 years of its licence. Beauport Park only shuts for two weeks of the year (3rd - 17th February), so is an ideal choice for anyone looking to spend long periods. The lodge would be a perfect choice for anyone looking for a 'home-from-home', as the walls are thick and well insulated to keep out the cold. A lot of the park's owners also spend a lot of time here, so you won't be alone during the quieter months.

Beauport Holiday Park is located on The Ridge overlooking Hastings, and is set amongst a beautiful woodland area. There are plenty of on-site facilities. Aside from the nightly entertainment at the clubhouse, there's also a heated pool, onsite shop, onsite gym, and playground. Hastings is just a short drive away with everything that you'd expect from a seaside town. The A21 is also close, as are the nearest supermarkets. The park is pet friendly, with some great tracks for long dog-walks.
