Willerby Clearwater Lodge available for private sale at Kessingland Beach Holiday Park, Suffolk. We've owned it for 4 years from new but we're struggling to find the time to use it, so the time has come to sell it. The site has a full 12 month season for owners, so can be used throughout the year. We also have no age-limit for the lodge, which is very handy as all new lodges sold on the park come with time limit.

Kessingland Beach Holiday Park is a fantastic family-friendly park right on the beach. It's not a huge all-action site, but there are plenty of facilities to keep everyone entertained, especially children. The lodge is a 2 bedroom model with double glazing, central heating, and a large wraparound UPVC decking (worth £7,000). Our price of £60,000 includes site fees & rates for the remainder of 2019, new gas & electric safety certificates, and the owner-transfer fee. All you'll need to arrange is insurance. The park are selling the same model for £95k without a deck, and that would come with an age-limit restriction.

The lodge is sited on The Dunes area of the park which is away from the main facilities, and is an ideal location if you value the peace and quiet. Our lodge backs onto the dunes, with the beach a 2 min walk away.

The lodge is a 2015 model and is in excellent condition. It's a huge 40ft x 20ft and is fully double-glazed with central heating, with well-insulated walls to keep out the worst weather. The fixtures and fittings are of the highest quality throughout, and it really is like a home-from-home. We've owned it from new and have spent lots of time here, and have made the most of the long season. We've spent entire winters in the lodge and found that it's warmer than our home, and cheaper to run.

The open-plan living area is a huge space, being the full 20ft width of the lodge and containing the lounge, dining area and kitchen. There is a high ceiling, lots of windows and a light colour scheme, so it feels very spacious and roomy. The lounge area has two recliner sofas which face a feature fireplace, and has a sliding door which opens onto the outside decking area. There is also a coffee table and a small storage unit for DVD's, etc.

The highlight of the lodge is undoubtedly the huge kitchen, which is almost fully enclosed by work-tops and cupboards. You'll never be short of space to prepare meals and store your pots and pans. There's an integrated washer/dryer and a dishwasher, and an integrated fridge and freezer. It really is an exceptional room, and being open-plan means you can still watch TV and chat to people in the lounge area. The dining area features a table with 6 dining chairs, and is next to two large windows which gives you a view outside

Our lodge is a two bedroom model, so comes with very good sized bedrooms and loads of storage and wardrobe space. The master bedroom has a king-size flip-up bed, a walk-in wardrobe, and its own en-suite toilet/shower. The second bedroom has two single beds and a walk-in wardrobe. There's also a large family washroom, with a full size bath (with overhead shower), a toilet, and a sink.

Kessingland Beach Holiday Park is a great family-friendly park with lots of on-site facilities and is next to a sandy beach. There are indoor & outdoor swimming pools, a Jacuzzi, an adventure playground with a zip-wire, all-weather sports court. an indoor soft-play area, a nature trail and an amusement arcade. There's also entertainment at the clubhouse throughout the season and kids clubs for all ages. Some of the best nights are the Owners Party nights which are free for owners, and held throughout the year. The Boathouse Bar & Restaurant is available for food and drink, and there's also a fish & chip takeaway. The site also has an onsite Nisa shop and a launderette. Morrisons is the nearest supermarket and is just a short drive away.

The area is a very popular choice for tourists and there are lots of attractions nearby. The biggest local Africa Alive (which has lions, giraffes, and other animals in a safari park), Pleasurewood Hills theme park, Somerleyton Hall, Burgh Castle, and the Norfolk Aviation Museum. Nearby are the seaside resorts of Great Yarmouth and Lowestoft, and all around are beautiful sandy beaches.
