We're looking to sell our top-spec Cosalt Monaco Duo Lodge which is a 3-bedroom / 8-berth model at Rockley Park. The lodge is a double-unit and measures 40` x 16` and originally came in two halves. It comes with full double glazing & central heating, a fully fitted kitchen, private parking, mains gas, and front-opening patio doors which lead onto a large UPVC decking area. It's in excellent condition for a ten year old lodge, and Haven has no age restrictions on site so you'll get many more years use from it. The rental potential for the lodge easily covers all running costs, and still leaves lots of time for personal/family use.

It is sited on the Central Park area of Rockley, which is near the top of the park by the entertainment area. The shop, pool and show-bar are just a few minutes` walk away, and the Owner's Only facilities are nearby. This part of the park is nice & flat, so the pitch is ideal for anyone with children or who struggles with mobility. The plot comes with its own private parking space. The outside decking area was fitted new in July 2018 and is 20ft wide x 8ft and is big enough for a table & chairs. It can be reached via some steps or from the lounge doors. It's a private area and isn't overlooked, and gets some amazing sunsets over Lytchett Bay.

The lodge has an open-plan layout, with a large lounge & kitchen/dining area. There are high ceilings and lots of windows so it feels light and airy. The lounge has two large sofas (one with a pull-out sofa-bed), a feature-electric fireplace, a coffee table, and a wall-mounted TV. The kitchen is a very good size and comes with a full-size fridge & freezer, a built-in microwave, an electric cooker and gas hob (with extractor), a very handy island unit, and a free-standing smoked-glass table with 6 chairs. There are lots of storage cupboards and plenty of work-space. Being open-plan means you aren't away from the family if you're preparing a meal.

There are three bedrooms (one double and two twin-singles). The master bedroom is a great size and comes with its own en-suite toilet & shower, a King-size bed with lots of floor-space and storage, a triple wardrobe, bedside cabinets, and a chest-of-drawers. There's also a TV mounted on the wall. The two twin rooms come with 2 single beds and their own wardrobes, overhead storage lockers, and wall-mounted TVs. Finally, there's a family washroom with a double-shower, toilet and sink.

We are looking to sell it for £59,000 which includes the site fees & rates for the remainder of 2019, the park's private-sale charge, and new gas & electric safety certificates. Pre-owned lodges are rarely available at Rockley and the park would rather replace it with a brand-new £140k version. We feel we're being very fair with the price having originally paid £110,000 for it in 2009. We'll also include everything that's currently in the lodge so it's ready to use straight away. That includes the TV's, crockery & cutlery, the dishwasher, washing machine, duvets, garden furniture, sheds, etc.

This area is accessed using your owners pass, and is host to a variety of owner-only events.
