The caravan is a high-spec model with 3 bedrooms, double glazing & central heating, front-opening patio doors, and a large wraparound decking which was built last year. It's priced at £40,000 which includes 2020 site fees, the park's owner-transfer fee, new gas & electric certificates, and a large metal shed (worth £500) which has a washing machine inside.

The caravan is a good size at 38` x 12` and is very well built with good insulation throughout. It's on the Willow Way area of the park and the decking overlooks a grass area with a playground, so would be an ideal location for anyone with children. The pool and clubhouse are just a 5 minute walk away.

The lounge is a good size and is separated from the kitchen & dining area by a display wall. The whole front-end is glass and lets in lots of light, and there are patio doors which lead out onto the decking. The seating is an L-shaped corner suite (with a pull-out sofa bed beneath)which is big and comfortable, and there's also an armchair. The main feature of the lounge is the fireplace which has a TV above it and lots of storage cupboards.

The kitchen -diner is a very nice looking room, and has lots of storage and workspace. There's a full-size integrated fridge & freezer, a microwave shelf (microwave included), a gas oven and hob, extractor fan, sink and a wine rack. The separate dining area comes with a large table, bench seating with two matching stools, and is large enough for 8 people to sit around.

The caravan has three bedrooms (1 double and 2 with twin singles), and the master bedroom is a god size with an Ottoman style flip-up bed, a double wardrobe, wall-mounted TV, and a dressing table. The twin rooms each have two single beds, their own full length wardrobe with built-in chest of drawers, and overhead storage lockers.

The family wash-room contains a double shower, toilet, and sink and there's also a handy second toilet.

The caravan is in great condition throughout, and has plenty of life left in it. Site fees are included for 2020 and you're able to sublet the caravan to offset next seasons fees if you want. There are a few options available for subletting if you didn't want to manage lettings yourself.

Camber Sands Holiday Park is one of the biggest and liveliest parks along this coastline and there's a beautiful 7 mile sandy beach directly opposite the park, with a range of amusements of seaside shops. The owner's season is 11 months. On site, there are 4 heated indoor pools with a flume, an adventure playground, crazy golf, go-karts, multi-sports court, a large clubhouse with nightly entertainment, restaurant, takeaway, supermarket and Wi-fi. If you are looking for a park that will keep the whole family occupied, then this is the park for you. The local area is superb, with lots of places to explore. There is golf and fishing nearby, kite-surfing, sailing, riding schools, and much more. The nearest local town is Rye with lots of restaurants and bars, and seaside town of Hastings is twenty minutes away with its large shopping centre and nightlife. A bus service runs from just outside of the park, and the nearest train station is at Rye.
