Hillhead Meadow consists of hill pasture (approx 3.1/2 acres) and an attractive small wooded copse of mature beech, birch and oak (approx 1/2 acre).
The meadow field is situated near the top of the hill and is relatively level and has a pleasant southerly aspect. It has been regularly grazed and there is local demand for seasonal grazing, which would continue to keep the grass in good condition. It could be used as an equine or livestock paddock for grazing, or alternatively for more general amenity and relaxing private recreation. A water supply connection with installed trough is available near the northwest corner.
There are good views across the River Don valley to the south from the meadow and to the east from the side of the woodland copse.
Hillhead Meadow is part of a long-established rural area known as Forrester Seat Woods and Lands. This estate is on the hillside of the sweeping Don valley which has the majestic River Don flowing through it. Nearby are the villages of Hatton of Fintray and Newmachar, whilst Kirkhill Forest is similarly close by. You may cycle or walk along the Formartine and Buchan Way which has been justifiably designated as one of Scotland's Great Trails! The coast and beaches of Balmedie and Newburgh, as well as Dyce, Inverurie and Aberdeen, are all within 20 minutes, drive.

Travelling westwards from Dyce on the B977 and after arriving at Cothal hamlet take the right turn signposted "Rose Valley" 30 metres before the red telephone and post boxes on the right where you will find yourself on a gravel track.
Head up this track for about 200 matres and take the first left and travel another 300 metres along this track entering cleared woodland and park in the parking area on the right before the wooden gate, you will then see the metal gate to Hillhead Meadow.
