Round Pond Wood is located between Builth Wells & Llangammach Wells off the A483, 3.9 miles out of Builth (Powys, Mid Wales). This exceptionally beautiful small woodland is offered for sale freehold. Situated near the end of a hard woodland track, Round Pond Wood is hugged by the back-drop of the Eppynt Hills. Access is over a railway bridge across a hard track through gated pasture land.

For us, owning this gem of a woodland fulfilled a dream of looking after nature and giving both the trees and the wild-life a safe place to flourish. We have improved the land greatly by coppicing the goat-willow and thinning some of the Douglas Fir to encourage the growth of native trees such as Oak, Hazel, Rowen, Hawthorn, Willow and Birch. We have had glorious days of working the land from dawn to dusk. We have sat under the stars, seen the sun set over the Eppynt Hills and cooked up a storm for friends over a camp fire. We have camped here and we have also come here for a few peaceful "time out" hours away from the busy world. We have been guardians of the land, but now (due to health issues) it is time for us to sell this magical woodland to a new guardian.

The main feature of the wood is the wild-life pool that gives it its name. Chest deep in the centre but with a gradual slope from the track-side, it's clear water supports common newts, smooth newts, frogs, toads, water boatmen, water snails and dragon flies (to name but a few). There are abundant yellow flag iris's in late spring as well as native water marginals and aquatics. The summer sees a profusion of butterflies, dragonflies and damselflies.

The large pond is surrounded by a well kept, flat grass area. There are 2 sets of steps leading into the woodland from the grassed area. There are bluebells in the spring and wild flowers in the summer. The River Irfon flows 300 yards from the bottom of the woodland and the symphony of bird-song is set against the constant soft sound of the river.

There are 2 separate hard standing areas (for a camper van or touring caravan). The classic touring caravan and sturdy storage shed (seen in the photographs) are included in the sale.

There is a restrictive covenant to prevent the land being used in such a way as to cause neighbouring owners nuisance & to prevent it from being used as a commercial campsite. You are extremely unlikely to get residential planning consent for this land as it is designated amenity woodland and not residential land.
