Under the terms of Tenant Fee Act if you enter an ASSURED SHORTHOLD TENANCY, payments which may apply will be as follows. Please note, the charges listed below are the MAXIMUM fees that will be applied unless otherwise stated.

Holding Deposit: Maximum one week's rent

Upon completion of a successful application, the tenancy deposit and first month's rent are payable in advance of moving in. Tenancy Deposit and First month's rent amount: As listed in the advert.

Early termination when requested by the tenant: A charge not exceeding the financial loss experienced by the landlord.

Change of Sharer: £50 incl VAT (£41.67 excl VAT) per replacement tenant. To cover the costs associated with taking landlords instructions, new tenant/guarantor referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents. New applicants will be subject to referencing, approval from the Landlord and other named tenants in the agreement. Such consent will not be unreasonably withheld. The fee is charged per name change.

Utilities, communication services, TV Licence and Council Tax: During the tenancy (payable to the provider) if permitted and applicable.

Default charge for late payment of rent: Limited to interest charged at 3% above Bank Of England base rate, when rent is more than 14 days late.

Default charge for replacement of lost key or security device: Equivalent to the cost incurred.

Changing the tenancy documents after the commencement of the tenancy: £50.00 incl VAT (£41.67 excl VAT).
