We're looking to sell our ABI Focus static caravan at Steeple Bay Holiday Park in Essex. We're selling it privately so it's great value for money, and it's ready to use when the site opens on March 1st. We're expecting twins this year so are going to be too busy to use the caravan. The caravan is sited in a cul-de-sac so is nice and safe for families, and the neighbouring caravans are all privately owned (no holidaymaker caravans). We're sited at the back of the park near the farmers fields, with far-reaching views across the countryside, so it's a nice and peaceful part of the park. The main entertainment area is just 5 minutes walk away, but we're not affected by any noise or holidaymakers. There's a private parking space outside.

The caravan is a 2 bedroom / 6 berth model and is a 36` x 12`. It's a 2008 model so it still has many years left on site. It's fully double glazed with gas central heating so is lovely and warm when the weather isn't great. We're happy to leave a lot of the stuff that is in the caravan, including the new bedding, washing machine, etc. It's in great condition for its age, and the new owner won't need to do anything before enjoying their time here.

The lounge & kitchen has an open-plan layout, with a big lounge and kitchen area. The caravan has a pitched roof and lots of windows, so it feels very spacious. The lounge comes with 2 three-seater sofas (1 with the pull-out bed, the other has storage beneath), a TV unit with storage, feature-fireplace with a gas fire, coffee table and display units. There's a handy corner unit which lifts up for extra storage. We've also had extra plug sockets fitted in the lounge and main bedroom.

The kitchen is a very good size, and being open-plan means you can prepare dinners while still keeping an eye on the family. There's lots of cupboard-space and worktops, and comes with a free-standing dining table with 4 chairs, a gas oven and grill with a 4 burner hob, an under-counter fridge- freezer, extractor unit, and a built-in washing machine.

The caravan has 2 large bedrooms ( one double and one twin) . The master bedroom comes with its own en-suite toilet, built-in triple wardrobe and vanity unit, overhead storage lockers, and bedside cabinets. The twin room has its own wardrobe and lockers. To complete the caravan there is a good-sized family washroom with a toilet, sink and double shower.

Steeple Bay Holiday Park is tucked away in the Essex countryside but is only 1/2 hour from the M25. There's a choice of country villages nearby, with village pubs to explore and some stunning scenery. The nearest large towns are Maldon and Chelmsford. If you are looking for a quiet and relaxing park, then this park is ideal. The park's clubhouse has recently had a makeover, and has nightly family entertainment, an amusement arcade and a restaurant. The outdoor swimming pool is being covered over the winter period, so will be a great feature for the future. There are some lovely walks and bike rides nearby as the park backs onto the River Blackwater, and there's even a ramp from the park to put your boat or jet-ski into the water. The park also has a carp fishing lake attached to it.

We originally paid £30,000 last year for the caravan, and have priced it realistically for a quick sale at £24,000. price will also include the 2019 site fees (worth £4,000), new gas and electric safety certificates, and the park's commission for private sales.
