Available for sale is our lovely static caravan at Kessingland Beach Holiday Park. We've owned it for five years but we're having to care for our elderly parents and won't be able to use it this year. It took us a long time to find the right caravan and park, and we'll all be sad to let it go. We've all made some great friends on site, and we'll take some great memories with us.

Kessingland Beach Holiday Park is a fantastic family-friendly park right on the beach. It's not a huge all-action site, but there are plenty of facilities to keep everyone entertained, especially children. The site has a 12 month owner's season and our pitch licence states we have no age limit on our caravan (unlike the ones the park are now selling). As long as the caravan is kept in good condition you can stay as long as you like, and you'll be able to re-sell with the same conditions.

The caravan is a 2 bedroom Atlas Ruby Super with double glazing, central heating, and a large wraparound UPVC decking (worth £5,000). Our price of £21,000 will include the decking, 2019 site fees, new gas & electric safety certificates, the owner-transfer fee, and everything that's in the caravan. We originally paid over £30k for it so feel it is priced fairly for a quick sale. The cheapest caravans that the park are selling are basic models (no central heating or double glazing) and start from £23k without decking.

The caravan is sited on the Sands Grove area of the park which is just short walk from the swimming pool and main facilities. It's an ideal location if you have children as there are no busy roads to cross, and it's literally 30 seconds to everything. Our decking looks out over the camping area (which is only open for 9 weeks of the year) so is normally very private and quiet. We've never had any problems from the campers, and we are separated by a small fence so no one walks through. Our neighbours each side are lovely and the other caravans nearby are all privately owned.

The caravan is a 2006 model as is in excellent condition. Like I say, there is no requirement to upgrade at any point as our licence has no age limit. The caravan has a large lounge area with a big bay window, 2 comfortable sofas (one with a double pull-out bed), lots of storage space, a coffee table, and a gas fire. We'll also be leaving the TV if you want it. The main window looks onto the front decking, so no one can see in.

The kitchen is in a separate area and has loads of storage and workspace. There's also a gas cooker & hob, an under-counter fridge, sink, and we'll also leave the microwave, kettle, toaster pots & pans, etc if you want it. It's all good quality and wasn't cheap to buy.

The caravan is a 2 bedroom model, so the main bedroom is a very good size. There's lots of room to walk around the bed, and a large dressing table, a large double wardrobe, bedside cabinets, overhead storage lockers, and direct access to the toilet. The second room has three single beds (one added as a bunk) and a large wardrobe. All the mattresses were replaced last year and are in very good condition.

Handily, the caravan has separate toilet and shower rooms, which is ideal when you're all getting ready for an evening out.

Kessingland Beach Holiday Park is a great family-friendly park with lots of on-site facilities and is next to a sandy beach. There are indoor & outdoor swimming pools, a Jacuzzi, an adventure playground with a zip-wire, all-weather sports court. an indoor soft-play area, a nature trail and an amusement arcade. There's also entertainment at the clubhouse throughout the season and kids clubs for all ages. Some of the best nights are the Owners Party nights which are free for owners, and held throughout the year. The Boathouse Bar & Restaurant is available for food and drink, and there's also a Costa Coffee and a fish & chip takeaway. The site also has an onsite Nisa shop and a launderette. Morrisons is the nearest supermarket and is just a short drive away.

The area is a very popular choice for tourists and there are lots of attractions nearby. The biggest local Africa Alive (which has lions, giraffes, and other animals in a safari park), Pleasurewood Hills theme park, Somerleyton Hall, Burgh Castle, and the Norfolk Aviation Museum. Nearby are the seaside resorts of Great Yarmouth and Lowestoft, and all around are beautiful sandy beaches.

If you're looking for a nice caravan on a friendly and well-run site, then our caravan would suit you perfectly. It would ideally suit a growing family who like to keep busy, and want a long-term caravan that they can use throughout the year.
