I'm looking to sell my top-of-the-range ABI Sunningdale static caravan which is sited at New Beach Holiday Park, in Dymchurch, Kent. I've only owned it for a year, after buying it when it was brand-new. New Beach has a really long 11.5 month season and only closes for 2 weeks in February, so is an ideal choice for anyone looking to spend a lot of time at their caravan. The caravan has double glazing and central heating so there's no problem staying during the winter months.

I need to move back to London to care for a family member so am pricing it low to get a quick sale. It cost me over £70,000 and I'm looking for £45,000 which includes site fees, rates, new gas & electric safety tests, and the park's owner transfer fee. It is sited on The Neptunes area of the park, which is all-owners and away from the clubhouse although within easy reach of all the parks facilities. This area is also accessed by an electronic gate with a fob entry, so no-one comes past unless they own a caravan in this area. The caravan is in as-new condition and been well cared for.

The caravan is a 2018 ABI Sunningdale which is 38' x 12', and has 2 bedrooms (6 berth) with double glazing and central heating. There are two washrooms, one of which is en-suite and has a full-size bath. It's a lovely looking caravan and I added two separate decking areas when I bought it. There's an enclosed front-deck which is access from the lounge, and a side deck that goes to the main entrance door. These decks cost me £7000.

The main living area is open-plan with a lounge, kitchen and dining area. The seating is a comfortable L-shaped sofa which has a pull-out bed beneath. There are a set of front-opening doors, a TV unit, coffee table, electric fire with a set of shelves above. There's a built-in Bluetooth music system which has speakers in the ceiling and allows you to play music through your phone or MP3 player. The kitchen has a full-size fridge & freezer, a gas cooker and grill, an extractor, sink and draining board. There are lots of cupboards for storage, all of which are soft-close. The dining table is free-standing and comes with four chairs.

Being a 2 bedroom model means the main bedroom is a great size. The bed is an Ottoman style flip-up bed with storage beneath, and there's a large double wardrobe, and en-suite toilet and bath, a dressing table, bedside cabinets and overhead lockers. The room has a large floor-to-ceiling window which lets in lots of light. The second bedroom has two single beds which are set at right angles (both unused), with a large wardrobe. Both bedrooms have fixing points on the wall to fit a TV. Finally, there is a family washroom with a toilet, sink and double shower.

Overall the caravan is in superb used condition. The pitch licence is in place until the end of 2038. The site fees are slightly higher than other areas of the park, but The Neptune area is the premium area of the park and pitches are rarely available here, and it's the quietest part of the park. Each pitch also comes with a private driveway.

New Beach Holiday Park is located on the coastal road between Hythe and Dymchurch, and has recently invested £4m into park facilities, including a brand new show-bar and restaurant. There's also The Neptune pub/carvery which has a more relaxed setting for adults. The park is located directly opposite the sea, and there's a great sea-wall promenade which stretches for miles. It's ideal for walking and cycling, and taking in the sea air.

The seaside resort of Dymchurch is just a mile away, with a regular bus-service outside the park. Dymchurch has a lovely sandy beach, amusement park, and plenty of pubs and cafes. Hythe is the nearest town, with supermarkets, cafes and restaurants, and a really great social scene. The summer months provide various organised events, including the week-long Hythe Canal Festival, circus and funfairs, food festivals and boot-fairs. Folkestone also hosts various events, including Folkestone Air Show, vintage car rallies, outdoor music and is the main shopping centre for the area.
