TWO or more clean and tidy, NON-SMOKING lodgers WHO ARE NOT MEMBERS OF A COUPLE needed for a large, 4 bedroom flat where the other occupants are sometimes away for three or four weeks at a time.

Available immediately for a MINIMUM rental period of 16 weeks at £29.83 per week for one person (or £21.83 for each member of a family WHO ARE NOT MEMBERS OF A COUPLE).

That weekly rent includes Council Tax, but not other bills such as internet, phone calls, TV licence, food, toiletries, etc, etc!

This large flat is NOT registered as an HMO, so for the cheaper family rate each family member needs to be
a) not part of a resident couple
but
b) related to each other as members of the same family.
[You are considered to be a member of the same family if you are the parent, grandparent, child, grandchild, brother/sister, uncle/aunt, nephew/niece of the other person. This also includes relationships by marriage or by half-blood, and children who are fostered, adopted or otherwise brought up as a member of the family.]

This is because any dwelling which is occupied by persons who comprise no more than two families is exempt from HMO registration in Scotland [Part 5 of the Housing (Scotland) Act 2006] and the current occupants are all members of the same family.

I've set the weekly amount very low at £21.83 per week per family member so I can be rather choosy.
Weekly rent is payable by bankers standing order in advance.
I don't really want anyone who won't be staying less than 16 weeks and the maximum stay would probably be about 12 years.

It is essential that at least one of you can understand and write English adequately and are able to communicate promptly and efficiently by email.

Our flat is at 19 Vicarton Street, GIRVAN KA26 9HF.
The bus stop is right outside the front door and the railway station is 300 metres away.
Our flat has fitted carpet everywhere except the kitchen and dining room. Double glazed 'tilt & turn' windows throughout and gas fired water and central heating (GCH). 55 inch, smart 4K Ultra HD TV with HDR.

However, if you can't
a) afford the £280 cash performance bond up-front before you sign missives
or
b) understand (and then execute in full) simple instructions in English
or
c) commit to a minimum rental period of 16 weeks (but we'd prefer longer)
or
d) are a tobacco smoker
then
STOP reading now and start looking at other adverts for more expensive flat-shares that don't offer such good value...

Our flat is on the first floor and the bus stop is literally outside our front door and the ASDA supermarket is just behind us.

You'll share this great flat as our lodger for £21.83 per week (includes Council Tax) if you respect our privacy and confidentiality - as we'll respect yours.
We are vehement non-smokers and we like to keep a clean (but not always tidy) home. The £280 performance bond is refunded in full (without interest) if you keep your side of the bargain and is payable in full before we sign missives that will receipt the performance bond in duplicate. You will be required to produce photographic identity documents such as a passport.

Your bedrooms are not en-suite but the bathroom (with bath, shower, WC & wash hand basin) is just opposite.

There is a large lounge with dining table and large, HD TV. There is a long and narrow modern kitchen with gas hob, electric fan oven, fridge, freezer, dishwasher, front-loading automatic washing machine, all utensils & plenty of storage, etc.

(You'll be lodgers in our flat - you don't get our whole 4 bedroom apartment to yourselves all the time and I WILL remove this advert when we've found a great lodger(s) so that my time and your own is not wasted!)

Many people don't bother to read properly so let me spell that out again:-
If you won't or can't give me a full and complete postal address in your first email for me to prepare the missives (it doesn't matter if that address is abroad), then it's pointless me replying.
If you don't (or feel you can't) tell me your full name, then I feel sorry for your lack of comprehension skills (or paranoia) but I won't consider you as someone with suitable mental skills or balance to share our home.
If you forget/don't want to tell me your contact phone numbers (it doesn't matter if the landline number is abroad) in your first email then, depending on the number of replies I receive, that first email may end up in the garbage too.
So, think carefully and perhaps read this whole advert again before you make a spasm response.
