Hi, we are Annie, Benny, Tru & Lar (all tenants)

Unfortunately the landlady does not accept DSS or students due to problems she has had with peeps in the past.

We have a huge, sunny, street facing, 1st floor room with double bed, it's fully furnished and available in our lovely old quiet & quirky Victorian house. As the room is street facing it is noisier than the rooms at the back of the house. There are 5 large bedrooms, sitting room, 2 kitchens, bathroom with toilet & extra toilet. A front garden, and a lovely back garden with fire pit.

You'd share the downstairs kitchen with myself(Lar) & Tru. I'm self employed, a Regression and Clinical Hypnotherapist, Tru is a Dancer that works in Retail. Annie is a Massage Therapist/Holistic teacher and Benny works with natural foods and nutrition. Tru and I are both dancers, she does contemporary, I do Latin and Ballroom.

Our home, has a good co-operative & caring vibe. Because it's a big house there may be times when you don't see anyone for days. If you like space, this is a great home.

Access: To the bedroom: There is 1 step from the front door and the room is up 2 flights (11 & 7 steps) of stairs to the first floor. Down 1 flight (7steps) to the bathroom. No stair lift. No entry system at the front door but we do have a good door bell.

We're looking to live with: Someone who is considerate (so always cleaning up after yourself around the house particularly the kitchen and bathroom). You are self aware, or are at the very least trying to be! You are open minded, genuine, kind spirited; also interested in a bit of community with your house mates and have lived in a shared housing environment before. We have a peaceful atmosphere because we are respectful and considerate, and open to talk about issues should they arise. We may also get together from time to time.

We're aware of our energy consumption i.e. we don't like to use resources unnecessarily be it water, heat or electric. We recycle. No pets unfortunately.

The house has good roof insulation & individual storage heaters in the rooms. No electric plug in heaters or fan heaters are allowed for Fire Safety reasons. The hallway and kitchens/bathroom are not heated in the winter & it's fine. We heat our rooms only when it's really cold; we wear more layers & use extra blankets rather than excessive energy consumption. The bathroom heats up when you run the hot water tap.

You will pay 1 month deposit up front. This is put into a secure deposit box system by the Landlady, you get a receipt.

1st months rent up front. Water & Council Tax is included. Utility bills per month range from £10 to £50 in the winter. The rent is our landlady's living pension & she could sell the house and make over a million but instead she provides us with a lovely home. So we treat her and the house with love and respect & always pay our landlady on time. She is great and her son Steven does the maintenance, fixing any issues promptly. The house was redecorated a couple of years ago & I recently finished redecorating the downstairs kitchen.

You'd sign a 6 month Single Tenancy Agreement which rolls over. Our landlady prefers longer term lets (over 6 months) and doesn't hike up the rent. You must provide: ID, proof of UK residency & proof of a regular income.

We are N17, at the A10 near Lordship Lane. Major supermarkets and high street shops nearby. Seven Sisters station is 10mins by bus & then 22mins Victoria line to Central London. 8 min walk to Bruce Grove station to London Liverpool Street. Stoke Newington 20mins on the bus. 20 minute walk to Tottenham Hale for the Stansted Express. Beautiful tree lined Bruce Castle Park is a 5 minute walk.

We have a washing machine owned jointly by us tenants, so we're responsible for repairs/ replacement. We pay for a cleaner twice a month - cost £14.40 each month. They clean communal areas only - you clean your own room & your own dishes. We have wifi, cost is £5 per month.
